📊 August Mesa County Real Estate Market Update 🏡

We just crossed an important threshold in the Mesa County housing market. Active inventory reached 1,006 homes in August, and prior to 2026, the last time we saw more than 1,000 active homes for sale was September 2018. Months supply also increased from 3.81 to 4.61, giving buyers considerably more choices than they've had in recent years.

At the same time, buyer activity has slowed. Fewer homes went under contract, closed sales declined, and homes sold for an average of 97.54% of list price. Yet the median sold price increased to $435,000, a good reminder that rising inventory does not automatically mean falling home values.

🏡 For buyers: This is worth paying attention to. More inventory means more choices, less pressure to rush into a decision, and potentially more negotiating opportunities.

🔑 For sellers: More competition means pricing and presentation matter. Buyers can afford to be selective, so positioning your home correctly from the beginning is increasingly important.

The market is changing, and the headline isn't simply that inventory is up. We now have an inventory level that Mesa County hadn't experienced since 2018. That's a meaningful shift and one I'll be watching closely in the months ahead.
