September 2026 Mesa County Real Estate Market Update: More Inventory, More Choices

September 2026 Mesa County Real Estate Market Update: More Inventory, More Choices

The Mesa County real estate market continued to shift in September, giving buyers more homes to choose from while creating increased competition among sellers.

Active inventory climbed to 1,082 homes, up from 1,006 in August, while months supply increased significantly from 4.61 to 5.78 months. At the same time, fewer homes went under contract and fewer sales closed.

Using the 4 to 6 month benchmark we've been following for a balanced market, Mesa County is now approaching the upper end of that range. The numbers point to a market where buyers have more options and sellers need to pay closer attention to pricing, condition, presentation, and marketing.

September 2026 Mesa County Housing Market at a Glance

New Listings: 347, down from 368
Active Homes: 1,082, up from 1,006
Months Supply: 5.78, up from 4.61
New Listings Under Contract in September: 28, down from 68
Total Homes Under Contract: 241, down from 286
Median Days on Market for Sold Homes: 68, up from 65
Homes Sold: 187, down from 218
Median Sold Price: $415,000, down from $435,000
Sale Price to List Price Ratio: 98.20%, up from 97.54%

More Homes Are Available in Mesa County

One of the biggest stories continues to be inventory. Mesa County ended September with 1,082 active homes for sale, even though the number of new listings entering the market declined.

That's an important distinction. Inventory isn't growing simply because more homeowners are putting their properties on the market. Homes are also being absorbed more slowly, allowing the number of available properties to accumulate.

For buyers, this means something we haven't always been able to say in recent years: you have choices.

Instead of feeling pressure to make a decision because there may be few alternatives, buyers may have more opportunity to compare homes, neighborhoods, features, condition, and price before deciding which property best fits their needs.

Months Supply Climbs to 5.78

Months supply increased from 4.61 in August to 5.78 in September.

This is one of the statistics I'm watching most closely. Using a 4 to 6 month range as a general benchmark for a balanced market, Mesa County is getting close to the upper end.

That doesn't automatically make this a buyer's market, but it does show how much conditions have changed. Buyers may have more negotiating room, while sellers are competing against a larger number of available properties.

Buyer Activity Slowed in September

Contract activity declined during September. Only 28 homes listed during the month went under contract, compared with 68 in August, while the total number of homes under contract fell from 286 to 241.

Closed sales also declined, from 218 in August to 187 in September.

These numbers tell an important part of the story. Inventory is increasing at the same time buyer activity has slowed. If that pattern continues, it could create additional opportunities for buyers and additional pressure on sellers to compete effectively.

What Happened to Mesa County Home Prices?

The median sold price decreased from $435,000 in August to $415,000 in September.

It's tempting to look at that number alone and conclude that home values dropped, but median price doesn't tell us what happened to the value of every home in Mesa County. It can change depending on the mix and price ranges of properties that happened to sell during a particular month.

September's sales help illustrate that point:

  • 132 homes sold for $499,999 or less
  • 47 sold between $500,000 and $999,999
  • 8 sold for $1 million or more

That means approximately 71% of September's 187 closed sales were below $500,000.

That's why I prefer to look at median price alongside inventory, days on market, contract activity, and the types of homes actually selling rather than relying on a single statistic to determine the direction of home values.

Homes Are Taking a Little Longer to Sell

The median days on market for homes that sold increased from 65 to 68 days.

That's not a dramatic change by itself, but it fits with what we're seeing elsewhere in the September numbers. Buyers have more choices, inventory is accumulating, and the pace of sales has slowed.

For sellers, this is a market where patience may be necessary. It also makes the initial pricing and preparation of a home increasingly important.

Well-Priced Homes Are Still Selling

One particularly interesting September statistic is the sale price to list price ratio.

It increased from 97.54% in August to 98.20% in September, even while inventory increased and overall sales activity slowed.

These numbers aren't necessarily contradictory. The homes that successfully make it to closing are only one portion of the overall market. A higher sale-to-list ratio can coexist with rising inventory and slower sales.

For sellers, the takeaway is that today's market isn't simply about whether homes are selling. It's increasingly about which homes buyers are choosing.

What Does This Mean for Buyers?

If you've been waiting for more choices or less competition, today's Mesa County market may be worth another look.

More than 1,000 active homes means buyers may have opportunities that were harder to find when inventory was limited. Depending on the individual property and seller's situation, there may also be more room to negotiate price, closing costs, repairs, or other terms.

That doesn't mean every seller will negotiate or every home is priced appropriately. Understanding the individual property and its competition remains important.

What Does This Mean for Sellers?

Homes are still selling, but the strategy that worked when buyers had very few choices may not work as well in today's market.

With 1,082 active homes, buyers can compare your property with many alternatives. Pricing accurately from the beginning, preparing the home for the market, presenting it well online, and having a strong marketing plan can make a meaningful difference.

The first question isn't simply, "What did the house down the street sell for?"

It's also, "What will today's buyer compare my home to?"

Looking Ahead

September's numbers show a Mesa County housing market that continues to move toward greater balance. Inventory is up, months supply is approaching six months, contract activity has slowed, and buyers have considerably more selection.

I'll be watching closely to see whether inventory begins to decline with the typical fall and winter season or whether slower buyer absorption keeps supply elevated.

Whether you're buying, selling, or simply wondering what your home may be worth in today's market, local numbers only tell part of the story. Price range, neighborhood, property type, condition, and competition can look very different from the countywide averages.

If you'd like to know what's happening in your specific area of Mesa County, I'm always happy to help.

August 2026 Market Update

📊 August Mesa County Real Estate Market Update 🏡

We just crossed an important threshold in the Mesa County housing market. Active inventory reached 1,006 homes in August, and prior to 2026, the last time we saw more than 1,000 active homes for sale was September 2018. Months supply also increased from 3.81 to 4.61, giving buyers considerably more choices than they've had in recent years.

At the same time, buyer activity has slowed. Fewer homes went under contract, closed sales declined, and homes sold for an average of 97.54% of list price. Yet the median sold price increased to $435,000, a good reminder that rising inventory does not automatically mean falling home values.

🏡 For buyers: This is worth paying attention to. More inventory means more choices, less pressure to rush into a decision, and potentially more negotiating opportunities.

🔑 For sellers: More competition means pricing and presentation matter. Buyers can afford to be selective, so positioning your home correctly from the beginning is increasingly important.

The market is changing, and the headline isn't simply that inventory is up. We now have an inventory level that Mesa County hadn't experienced since 2018. That's a meaningful shift and one I'll be watching closely in the months ahead.

If you're considering buying or selling, I'm happy to help you understand what these changes could mean for you.

⬇️ NEW LISTINGS IN MAY: 356, down from 374 🏠

⬆️ TOTAL ACTIVE HOMES: 836, up from 762 📈

Active inventory continued to grow, giving buyers more choices than they had earlier this spring. Increased inventory helps create a more balanced market and allows buyers additional time to evaluate their options.

⬆️ MONTHS SUPPLY OF INVENTORY: 3.45, up from 3.19 📊

Months of inventory increased again in May, moving the market closer to balanced conditions. While sellers still have an advantage in many price ranges, buyers are gaining more negotiating power as inventory rises.

⬇️ UNDER CONTRACT IN MAY: 85, down from 108 📝

While fewer homes went under contract in May compared to April, this is not unusual for our market. Historically, May can be affected by graduations, end-of-school activities, holiday weekends, and the start of summer travel, which can temporarily slow buyer activity.

⬇️ TOTAL HOMES UNDER CONTRACT: 340, down from 359 🏡

The number of homes under contract declined slightly from April, but this follows a seasonal pattern we've seen in previous years. Many buyers and sellers are focused on family events, vacations, and summer planning, which often causes activity to pick up again later in the season.

⬇️ MEDIAN (HOMES SOLD) DAYS ON MARKET: 63, down from 64 ⏱️

Homes sold slightly faster in May, with the median days on market decreasing by one day. Well-prepared and appropriately priced homes continue to attract buyers and move more quickly.

📊 May Market Summary

May brought more inventory to the market, giving buyers additional choices and moving the market toward more balanced conditions. While pending sales and homes under contract were lower than in April, this follows a seasonal trend we often see in Mesa County as graduations, Memorial Day weekend, and the start of summer travel temporarily shift people's focus away from home shopping.

The good news is that homes sold slightly faster, closed sales increased, and the median sold price rose to $421,750. Sellers continued to receive approximately 98% of their asking price, demonstrating that well-prepared and properly priced homes remain in demand.

As we move into the summer months, it will be interesting to see whether buyer activity rebounds as families settle into their summer schedules and continue their home search. If you're considering buying or selling, I'd be happy to discuss how these trends may impact your specific real estate goals.

⬆️ MONTHS SUPPLY OF INVENTORY: 4.5, up from 3.42 📈
Months of inventory increased in January, signaling a shift toward a more balanced market. With more listings coming on and homes taking longer to sell, buyers have gained a bit more breathing room. ⬆️ MEDIAN SOLD PRICE: $387,500, up from $385,000 📈
Despite fewer sales, prices remained stable with a slight increase in the median sold price. This suggests demand remains strong for well-located, well-maintained homes. Values are holding steady, even during the slower winter season

The December real estate market in Mesa County reflected a typical year-end slowdown, with fewer new listings, tighter inventory, and a more selective group of buyers. While activity naturally cooled during the holiday season, well-priced homes continued to sell, and buyer demand remained steady across many price points. The slight increase in days on market points to thoughtful buyer decision-making rather than a decline in market strength.

As we move into the new year, the Mesa County housing market is expected to regain momentum as buyers and sellers return with fresh goals. Understanding current market conditions, pricing trends, and inventory levels can help both buyers and sellers make informed decisions as we head into the spring market.
